Costeño Group to open 8,000 s/f at 1271 Avenue of the Americas

Manhattan, NY Rockefeller Group, the property developer and owner of 1271 Avenue of the Americas in Rockefeller Center, announced today that Costeño Group has signed a long-term lease for the last remaining retail space in the building.

The location will be the first in the U.S. for Costeño Group. It also owns and operates Hotaru in Madrid, Spain.

The new lease, for more than 8,000 s/f, includes 4,000 s/f at street level, with the remainder at concourse level.

The space, which was previously operated as a fast-casual restaurant, will be completely transformed inside and out, with the incorporation of high-end design and architecture, contemporary lighting and greenery. The restaurant will also service and operate additional private outdoor dining on the 50th St. plaza.

Since 2016, 1271 Avenue of the Americas has completed a multi-year redevelopment that has brought the 2.1 million s/f of office and retail space to 100% leased. In addition to Costeño Group, the building is the location for several other well-regarded restaurants including AVRA Estiatorio, The Capital Grille and Ted’s Montana Grill, as well as the MLB Flagship Store.

CBRE’s Eric Gelber and Jordan Kaplan handled retail leasing for Rockefeller Group, in coordination with an in-house team led by Bill Edwards and Marisa Gadlin. A separate CBRE team, including Mary Ann Tighe, Howard Fiddle, John Maher, Evan Haskell and Dave Caperna led the office leasing, which was completed in 2021. Costeño Group was represented by Cushman & Wakefield brokers Michael Azarian and James Ariola.
