City Connections Realty launches mobile app

Manhattan-based real estate firm City Connections Realty (CCRNY), www.ccrny.com, has released a custom mobile application (app) set for August 1st. The app will be available for free on all IOS and Android smartphones and tablets in the Apple App Store and Google Play. App download icons will appear on brand new City Connections signs throughout Manhattan. The signs will be attached to residential buildings all over the city. The firm has had great success with the signs in the past from customers inquiring about apartments in those buildings. "We're hoping to continue to reach the customer right on the street. People like the building or neighborhood, see the sign and call for availabilities. Now they can download the mobile app and see instantly what is available for rent or sale in that building and others around it," said president and founder, David Schlamm. Through the app, customers will be able to access CCRNY's entire listing inventory at any time, connect with an agent who specializes in their area of interest and set and receive alerts related to properties they've saved. A user can save a listing they might be interested in and be instantly notified on their mobile device when there is an update, whether it's an open house, a price drop or a change in status. "We know that 80% of homebuyers begin their search on the internet. Giving them unprecedented access to our inventory will allow us to provide better service to all of our buyers and renters, sellers and landlords," Schlamm said. "And to continue being innovative and embracing new technology is the best way to maintain success in this industry." Agents at the firm will also benefit, able to use the app to send listings and branded "flyers" to customers in addition to receiving direct customer leads. A second phase with increased features is expected to roll out in the next few months.

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
