Buckingham Properties leases 60,046 s/f at Eagle's Landing

Buckingham Properties has leased an additional 60,046 s/f at Eagle's Landing Business Park, 1565 Jefferson Rd. The flex/office project, which broke ground in 2008, is a partnership between Buckingham Properties and Lefrois Development, both headquartered in Rochester, NY. Paychex of New York LLC recently moved into 24,042 s/f in Building 200 and KB America did the same for 5,403 s/f in Building 100. Veramark Technologies, Inc. will occupy 22,878 s/f in Building 100 later this September and ImageNow by Mahar recently moved into 7,723 s/f in the same building. All buildings and spaces were prepared by LeFrois Builders. Rick Glazer and Eric Jones represented Eagle's Landing I LLC in negotiating the leases. Angelo Nole of CBRE assisted Paychex in negotiations; Rosalind Gerbracht of Gerbracht Hines & Associates assisted KB America; Robert Moore, Moore Corporate Real Estate, assisted Veramark; and Jim Tuchrello of J. Fiorie & Co. assisted ImageNow by Mahar. No terms have been disclosed. The new tenants join Kango Play Center; original tenant at Eagle's Landing since September 2009. The first two buildings at Eagle's Landing Business Park, totaling 102,520 s/f, are now 90% leased. Construction on the final two buildings, 51,000 and 36,000 s/f respectively, is underway. Lease negotiations are currently underway with two additional prospects for another 52,000 sf of space. Buckingham CEO Larry Glazer is "expecting signatures on these spaces within days." Glazer explains the history of the project: "The Eagle's Landing project is a result of Buckingham Properties purchasing the Schlegel manufacturing facility located at 1555 Jefferson Rd. about 8 years ago. The site consisted of +/- 50 acres of land with a 352,000 s/f manufacturing building. Eagle's Landing is built on the south side of the Schlegel plant. The buildings are all single story flex space with direct entry. Loading docks are built in every 5,000 s/f of space and are designed so that if a tenant does not want docks, they are easily converted to break rooms with glass installed into the overhead door area. As all docks look out onto landscaped berm areas, many tenants have opted to have an exterior picnic area or recreation space in the dock area. Construction is slab on grade, cmu over steel beams, metal seam roofs and the buildings are extremely energy-efficient. While not LEED certified, we have followed good construction practices to minimize operating costs and maximize sustainability of the park." Glazer said, "Lease activity is so strong at this location that we are in preliminary investigation to secure large tracts of land in two additional locations within Monroe County."
