ATCO buys The Shops at 360 in Austin, Texas

ATCO Advisory Services has added The Shops at 360 into their portfolio, a collection of nine retail stores located on the ground floor of 360, a mixed-use building and hi-rise condo. Encompassing 14,000 s/f, The Shops at 360 is 96% leased to a mix of local tenants, all signed within the past year, and includes 24 paid parking spaces in the condominium building directly above. "We are excited to welcome The Shops at 360 into our company portfolio," said Damon Hemmerdinger, principal of ATCO Advisory Services. "Downtown Austin is one of the strongest real estate markets in the country, and 360 is at the heart of the most rapidly evolving submarket, one that is now home to Austin Music Hall, Austin City Hall, and Austin Ballet. When our neighbors at the W Hotel, the U.S. Courthouse, and the Austin Public Library open, we look forward to seeing how The Shops at 360 continues to grow and meets this emerging market." Current occupants at The Shops at 360 include casual Mexican eatery Garrido's Restaurant occupying 3,362 s/f plus an outdoor terrace; the 2,565 s/f Royal Blue Grocery, a New York-style deli and market; Optique, an 1,167 s/f eyewear store; contemporary art space, Lora Reynolds Gallery, which includes 1,831 s/f; local sandwich chain Thundercloud Sandwiches with 1,032 s/f; yogurt store Yummy Yo with 865 s/f; Blu Café with 1,110 s/f; and Mulberry Bistro with 1,103 s/f. Currently available for lease is a 736 s/f space located between Thundercloud and Optique.
