Long Island City, NY A Queens Plaza South building that was long underutilized, though ideally located, is in the home stretch of being redeveloped into a modern, green office and retail complex to serve the fast-growing community and accelerate the area’s economic revitalization. Alma Realty is developing the project.
The eight-story, 213,000 s/f building at 30-30 Northern Blvd., formerly the Apple Tag & Label building, will be home to a host of new businesses, likely from the technology, media and other creative industries, helping to fuel the growth of one of the city’s most dynamic up-and-coming neighborhoods. The floor plates range from 26,000 to 30,000 s/f and the ceilings are 12 to 15 feet high, able to accommodate a diverse range of businesses and office configurations.
The building, which has sat mostly vacant for decades, will have 7,200 s/f of retail on the ground floor, reinvigorating the block and helping to connect it seamlessly into the surrounding neighborhood, which has seen significant residential and commercial development recently.
The development, which is expected to receive LEED certification, will offer bicycle racks to encourage employees to cycle to work, a fitness center that is free and for the exclusive use of tenants, LED motion sensor lighting and office terraces on the sixth and seventh floors. The property is a two-minute bike ride and 5-minute walk from the Ed Koch 59th St. Bridge pedestrian walkway connecting Queens and Manhattan. The $60 million project is expected to open this fall.

A tower topping the building has long been recognized for its iconic neon Apple Tab & Label sign and logo, yet another symbol of Long Island’s City prominent industrial past. The neighborhood around Queens Plaza was once home to many well-recognized top tier companies, including: Pepsi-Cola, Lockheed, Breyers, Eveready Flashlights, Swingline Staples, Packard and Pierce-Arrow Automobiles, Sunshine Biscuits, Dentyne Chicklets.
The roof deck will be a park-like setting and feature benches, plantings, landscaping and excellent views of the Manhattan skyline.
The property is also very public transit friendly, with easy access to eight subway lines: the 7, E, F, G, M, N, Q and R. There are also 12 MTA bus stops within close walking distance. In addition to being just minutes from the Ed Koch 59th Street Bridge, it is also minutes away from the Queens/Midtown Tunnel, Long Island Expressway, Brooklyn/Queens Expressway, Pulaski Bridge, RFK Bridge and Queens Boulevard.
