Abrams and Dolch of Lansco named exclusive leasing agent on 42,500 s/f on retail space at 2510 Valentine Ave., Bronx

The Lansco Corporation, a leading New York-based retail brokerage firm for more than four decades, has been named the exclusive leasing agent on two sizable retail properties along prime retail corridors in the Bronx and in Queens. According to Robin Abrams and Howard Dolch, executive vice presidents at Lansco, the properties include a 42,500 s/f, four-floor retail location at 2510 Valentine Ave. in the Bronx, and a 28,500 s/f, two-floor plus mezzanine retail location at 169-08 Jamaica Ave. in Queens. "Due to the skyrocketing cost of leasing in Manhattan and also the scarcity of quality retail space, more and more national retailers view the outer boroughs as gateways into the New York City market," said Dolch. "Both locations will offer these retailers, or any others, excellent space availability and location among some of the outer boroughs' most trafficked retail corridors." The Valentine Ave. property offers full building identity with 9,000 s/f of ground-floor retail space, 13,500 s/f of second and third-floor retail space, and a fourth floor for offices and storage. The property intersects with two of the borough's most active retail corridors, East Fordham Rd. and Grand Concourse, and is nearby many national retailers, including Levitz, P.C. Richards, The Children's Place, and Gap. Space is available for immediate occupancy. Retailers can take advantage of a two-story-high branding opportunity at the bustling Jamaica Ave. location. The property is adjacent to the brand-new Marshall's and nearby the recently opened Home Depot. The expansive space includes 12,000 s/f on the ground floor and selling lower level, plus 4,500 s/f of mezzanine space. Fashion designer Marc Ecko has leased temporary retail space at this location for the holiday season. "For retailers looking to break into the New York market, these are excellent locations," said Abrams. "We are seeing more and more national retailers leasing space in areas of the outer boroughs that are evolving into major retail hubs due to their affordability and proximity to many of the city's main mass transportation routes."

I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
