What person, project, transaction or market trend had the greatest impact on your industry this year? 

An ongoing project identified a flaw in the city’s lead-based paint inspections due to differences in testing equipment. Responsible property owners frequently use enclosure methods to achieve lead safe exemptions under NYC’s lead laws, but those same owners can now be in jeopardy of violations due to this flaw.

What emerging trends will drive investment and development in 2023? 

Based on NYC’s HPD goal of 200 Lead-Based Paint (LBP) compliance audits-per-year, owners and managers have immediate need for a total compliance LBP management software which integrates with all inspection data, abatement, lead safe work practices, clearances, notifications, etc. Platforms like Sead Safe will drive innovation for property managers.
