What was your most notable project, deal, transaction or professional achievement in 2016?

In 2016, BGA spearheaded the Construction Admin. Phase of a vast window replacement project at the Starrett-Lehigh Building, a NYC Historic Landmark property. The project covers the replacement of 5,000 windows, which, if laid side by side, would stretch for approximately eight miles. The installation, involving over 20 types of windows, was preceded by several years of planning and preparation by BGA and RXR, the building owner. These new windows will maintain the iconic design features of this distinctive, Art Deco industrial building, while significantly reducing heating and cooling costs, improving the comfort of the tenant spaces.

What emerging trends will drive investment and development in 2017?

Technology continues to redefine the work day and the work environment, particularly among millennials. The lines between work and home have blurred leading to higher tenant expectations, such as: amenity spaces that encourage a sense of community among tenants and their employees, Wi-Fi hotspots, charging stations and outdoor terrace space, where businesses can entertain clients. More densely occupied office spaces have increased the demand for conference facilities plus the need for meeting rooms, sized to hold 20+ people for board meetings, training sessions, product launches, promotional events. With more densely occupied offices, the challenge of acoustical distraction must be addressed.
