UA Builders to build new 10-unit Bronx passive house; Developed by Propco/designed by Markel

746 East 214th Street - Bronx, NY

Bronx, NY UA Builders Group, a NY-based design-build firm, is working on a new ground-up passive house at 746 East 214th St.

Developed by Propco Holdings, the four-story building will feature 10 units ranging in size from one to two-bedrooms. The architect is Markel Architecture. Designed to meet passive house certification, the building will offer superior thermal comfort for residents and up to 90% energy reduction savings. The units also incorporate energy efficient mechanical systems, appliances and fixtures. The project is currently in the design stage and will be breaking ground soon. Completion is expected for spring 2019.

Adjacent to Van Courtland Park Golf Course, this Williamsbridge neighborhood location features multiple transportation options within close walking distance, as well as a variety of restaurant, hotel and retail offerings.

“While passive house is still in its early stages in the U.S., it is proving to be the new standard in sustainable design, development and construction,” said Albert Gjonbalaj, CEO of UA Builders Group.  “To be sure, this project will help us to pave the way for passive house development in New York and beyond.”

This project marks the firm’s ninth ground-up project with Propco Holdings. UA Builders was also awarded construction for Bronx projects at 764 East 152nd St., 915 Dawson Street, 1081 Tiffany St., 2061-65 Ryer Ave., 770 East 214th St., 3254-58 Parkside Place, 1827 Waterloo Place and 3168 Villa Ave.

UA Builders is known for leveraging Building Information Modeling (BIM) and Integrated Project Delivery (IPD) to increase collaboration between design and construction teams resulting in greater accuracy, reduced costs and a more efficient design-build process.
