Triforce Commercial handles four deals in Rockland County

West Nyack, NY Triforce Commercial Real Estate LLC completed the following transactions:

  • • 210 West Nyack Rd.: 5,900 s/f warehouse space leased long term to a large commercial van organization.  The building is located off NYS Rte. 304, Rte. 59 and is close to the NYS Thruway. This space was rented for an asking rent of $11 per s/f NNN ($6 per s/f). Jason Horowitz, broker of record, of Triforce represented the landlord and the tenant.

According to Horowitz, “Warehousing is now a hot commodity.  We are renting industrial space for unprecedented numbers.  E-commerce has created a massive need for the distribution of goods. We are seeing more and more business owners leaving the city due to prohibitive rents.”

  • 974 Route 304 in Pomona: The 18,000 s/f office building sold for $2.75 million. The building was delivered with 5,000 s/f vacant, providing upside to an investor or user.  The property is off Exit 12 of the Palisades Parkway. Mark Glasel of Triforce represented the seller and the buyer.
  • 70 Red Schoolhouse Rd. in Chestnut Ridge: 18,808 s/f rented to a baseball facility. Richard Feinberg of Triforce represented the landlord and the tenant.
  • 60 Dutch Hill Rd., store 1 and 2 in Orangeburg: 2,750 s/f was leased to Bon Secours Charity Health System Medical Group, P.C. Glasel and Adam O’Gorman of Triforce represented the landlord.
