Thorp, Roth, Niblock and Radmin of Friedman-Roth broker $1.95 million sale of 101 Montague St., Brooklyn

According to Friedman-Roth Realty Services LLC, it has completed the sale of a two story retail building located at 101 Montague St. Situated in the Brooklyn Heights neighborhood between Hicks and Henry St., the 2,600 s/f building, with 26 ft. of retail frontage, is currently triple net leased. Additionally, 6,300 s/f of future development rights are available. The purchaser, a private investment group, acquired the property for $1.95 million or nearly $780 per s/f. Friedman-Roth's Jim Thorp represented the seller while managing partners Eric Roth, George Niblock and Joel Radmin represented the purchaser.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
