Manhattan, NY The Hudson Companies hired Isaac Henderson as principal and co-head of development, where he’ll oversee Hudson’s mixed-use portfolio, across affordable and market-rate housing. Henderson will be a member of Hudson’s Leadership Committee, advising and supporting the firm’s Principals on matters affecting the company’s direction, and will be responsible for guiding efforts to implement and maintain best-in-class standards, processes, and procedures for the development team.
Henderson will initially manage six developments by executing project strategies and providing senior leadership support for project teams.
Working alongside his partner, principal and co-head, Ellen Kackmann, Henderson will provide executive leadership for the department, acting as the direct supervisor of Hudson’s senior and mid- level Development staff and the indirect supervisors of the assistant and associate project management staff.

Henderson’s housing portfolio will include the below developments:
• Logan Fountain, Brooklyn: The transformation of a former gas station into a vibrant, mixed-use community hub — delivering hundreds of homes, supportive services, and neighborhood retail. The 13-story building includes 343 total apartments: 105 supportive, 68 affordable, and 169 transitional housing units for families experiencing homelessness.
• The Arcadian, Brooklyn: A modern, green multi-family development in the heart of Crown Heights, delivering 328 apartments with high-end interiors, expansive layouts, and a seamless connection to nature. Resident amenities include a lushly landscaped courtyard with various outdoor spaces and opportunities for both recreation and relaxation.
• Greenpoint Hospital, Brooklyn: The redevelopment of the former Greenpoint Hospital campus which will rehabilitate and transform two existing buildings and construct two new buildings containing approximately 557 affordable homes for seniors and families, a 200-bed men’s shelter, a health clinic, a senior center, a workforce development center, a cafe, and public open space.
• West 59th St., Manhattan: This project, in partnership with Project Renewal, will bring a ground-up, women’s homeless shelter and health clinic to the West side of Manhattan. Rising nine stories, the brick masonry building will contain 200 beds, a 1,500-square-foot clinic, kitchen and dining facilities, offices, a library, and additional spaces for social services and recreation.
• Pelham House, Pelham, NY: A new rental building in the Village of Pelham’s downtown corridor, comprising 127 apartments. Pelham House will strengthen an already convenient and vibrant commercial district by transforming an underutilized site into a mixed-use, transit-oriented development. The development will also add municipal parking, three new retail spaces, and a state-of-the-art municipal center to the downtown area.
• Port Chester, Port Chester, NY: A transit-oriented multifamily development in the heart of downtown Port Chester, delivering 203 apartments with 10 percent dedicated to workforce housing. The six-story project will include a mix of market-rate and affordable apartments, ground-floor retail, a community facility, and structured parking, contributing to the continued revitalization of the village’s Main Street corridor.
Henderson brings more than 20 years of experience in mixed-use development across the affordable and market-rate housing sectors. His work has focused on creating vibrant, community-oriented projects and has contributed to the development of more than 3,000 apartments.
Before his role at Hudson Companies, Henderson served as managing director at Rockefeller Group, where he led the development and acquisition of several mixed-income projects, including The Dupont, a 40-story tower on the Greenpoint waterfront. Earlier, as Director of Essex Crossing at L&M Development Partners, he oversaw the development of Essex Crossing, a transformative nine-site, 1.9 million-square-foot project on the Lower East Side. The project includes more than 1,000 apartments, including affordable and senior housing, along with a bowling alley, food hall, cinema, museum, and 15,000 square feet of publicly accessible open space. Essex Crossing received numerous honors, including the 2022 ULI Global Award for Excellence. Earlier in his career, Henderson served as a Vice President at Community Preservation, where he developed affordable and senior housing, and began his career with BRIDGE Housing in San Francisco.
Henderson holds a master’s degree in City and Regional Planning from the University of North Carolina and a bachelor’s degree from Grinnell College.
