Stafford Associates,' a network integration and data hosting company, new headquarters is one of the first privately owned commercial office buildings to receive Leadership in Energy and Environmental Design (LEED) Gold Certification.
The project entered preconstruction in October 2007 and was completed in March 2010. The facility was designed by WFC Architects, LEED consulting was done by Peter Caradonna Architecture and Planning with construction management by TRITEC Building Co.
Ken Abrami, vice president of operations for TRITEC said, "TRITEC is proud to have managed the construction of this facility and believes that the USGBC's Gold Certification is deserved recognition of the Stafford family's commitment and dedication to sustainable design from planning to implementation and beyond."
The LEED Gold Certification was achieved through the incorporation of sustainable features. These features include underground water storage tanks, natural light elements, energy efficient mechanical systems, skin and roof as well as local materials and recycled/re-used products. As a result, energy performance will exceed the standard for commercial buildings.
The building was designed to limit water use by incorporating waterless urinals, dual flush toilets and low flow fixtures 20% of the site preserves natural plant areas and rainwater collection is used for necessary site irrigation.
TRITEC's field staff also needed to modify daily tasks to ensure construction debris was properly sorted to increase recycling and reduce the amount delivered to landfills as well as confirmation of all material deliveries, installation procedures and material protection throughout the project. The transformation also included use of paints, adhesives, coatings, sealants and carpets that meet the Green Seal Standards or Green Label Plus requirements for low volatile organic compounds (VOCs) that reduce the quantity of indoor air contaminants.
Dolores Stafford, CEO of Stafford Associates said "We felt that by being sensitive to the environment in the construction of our building in some small way would be helping to conserve and preserve our nation's green space, not only for our children and grandchildren to enjoy, but for future generations to enjoy as well."
Stafford Associates' goal from day one was to construct the first LEED Silver Certified data center on Long Island yet still provide a residential look for an office building. TRITEC worked extensively with the design team to ensure that they incorporated Stafford's vision and LEED requirements into the design while still managing the overall budget objectives.
"It was such a pleasure to work with TRITEC and the rest of the project team. TRITEC understood what we were trying to achieve and assisted us to that end each step of the way, offering their guidance and expertise so that we could finally attain the "gold." We are extremely grateful to the Coughlans, Ken Abrami, Rich Krill, Rick DelGiorno and the rest of the staff at TRITEC," said Stafford.
