Sholom & Zuckerbrot bring Marshalls to Queens

Sholom & Zuckerbrot Realty LLC has negotiated a long-term 48,000 s/f lease in the Jamaica neighborhood for retail giant Marshalls, a division of TJX Corp., according to S&Z president Franklin Zuckerbrot. Marshalls is replacing Toys 'R' Us at the location, 168-23 Jamaica Ave., which is within the former JW Mays Department store building. Zuckerbrot arranged the lease with Doug Weinstein, managing director of S&Z. In brokering the space for Marshalls, S&Z served as the exclusive leasing agent for the landlord, J.W. Mays Corp. Over the years, S&Z has been very active in the Jamaica marketplace.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
