Schwarz and Kave of Lee NYC selected to market retail space at The Corn Exchange

Brad Schwarz, managing director and principal, and Richard Kave, managing director of Lee & Associates NYC LLC (Lee NYC) hold the exclusive agency for the retail space at The Corn Exchange, the much anticipated adapted re-use of a Harlem landmark at 81 East 125th St., which had been abandoned since the mid-1970s. Now rising seven floors with all steel construction, the former Corn Exchange Bank Building, once touted as one of Harlem's most impressive examples of 19th century architecture, will contain three levels of retail space and five floors of office space. Located on the northwest corner at Park Ave., the Lee NYC team will be marketing approximately 10,000 s/f of brand new space, comprising 4,100 divisible s/f with 13-ft. ceilings at the ground level, 4,100 s/f on the second level and the 1,800 s/f of below grade supporting space. "As 125th St. continues to evolve, visionary projects like The Corn Exchange become realities," said Schwarz. "There are several major mixed-use developments in the works, but this one will set a benchmark of transitioning old Harlem into a center for modern commercial needs." Kave said, "With the Metro North Harlem station at 125th St. about to undergo a $6 million facelift, along with the addition of a massive mixed-use development at 1800 Park Ave., the immediate area will change dramatically. Moreover, as a convenient destination for commuters from Westchester, Rockland and Putnam counties who work in Northern Manhattan, the corridor is already becoming a major retail, office and residential hub." Completion is expected by early spring 2015. The stately building was originally designed in Queen Anne and Romanesque Revival styles by Lamb & Rich Architects and built in two phases between 1883 and 1897. Originally constructed as the Mount Morris Bank Building, it later became the Corn Exchange Bank in 1913 and received its landmark designation in 1993.
