According to ERG Property Advisors, they have completed the lease signing for 223 Avenue B, located between East 13th and East 14th Sts. The tenant, Subway Restaurant, signed a ten-year lease with two five-year options. The rent is $4,250 per month and the tenant is responsible for all utilities. The retail space is 800 s/f and is situated on 1,936 s/f lot. This property is located in the East Village. It is within walking distance of Tompkins Sq. Park and the waterfront. The building is very close to Peter Stuyvesant Village, with the busy 14th St artery only a half block away. This is a vibrant, exciting neighborhood with great foot traffic. Neighboring businesses include Rite Aid Pharmacy, Petland, Kennedy Fried Chicken, Dunkin Donuts, Buy Rite Liquors, Alpha Bet Café, Brothers Grocery and ABC Animal Hospital. I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact.
