Rudin Management Co. completes five leases totaling over 100,000 s/f at 80 Pine St.

New York, NY Rudin Management Company has completed five leases, totaling over 100,000 s/f of space at 80 Pine St., a 1.2-million s/f office tower, which is currently undergoing a major repositioning.

New York Property Insurance Underwriting Association (NYPIUA) signed a 16-year, 14,752 s/f lease for the entire 31st floor. NYPIUA is relocating from 100 William St. 

Weather forecasting media platform AccuWeather, Inc. signed an eight-year lease for 14,311 s/f across the entire 26th floor. AccuWeather is relocating from 7 World Trade Center. 

Health information systems provider CureMD signed a 10-year lease for 9,439 s/f of space on the 21st floor. CureMD is relocating from 120 Broadway.

Media and analytics company January Digital also signed a 4,782 s/f, 10-year expansion lease to bring their total space in the building to 14,752 s/f across the entire 30th floor.

Finally, The National Urban League signed a 57,245 s/f, three-and-a-half-year lease for the entire ninth floor. The historic civil rights organization previously subleased the ninth floor space.

“Our recent leasing momentum is a testament to New York City’s ongoing resurgence in the office sector as well as a validation of our continued investments in 80 Pine’s infrastructure, amenities and common areas,” said Michael Rudin, executive vice president of Rudin Management Company. “The variety and quality of the tenant roster at 80 Pine speaks to Lower Manhattan’s continued appeal to a wide range of creative companies and organizations.”

This recent series of leasing successes follows the completion of the first phase of Rudin’s comprehensive capital improvement program at 80 Pine Street, which included the renovation of the building’s ground floor entrances and lobby. 

Rudin is currently focused on the second phase of the building’s capital program, which includes construction of a dedicated interconnected indoor and outdoor amenity center on the 22nd and 23rd floors. This amenity space will feature a café, lounge, conference facility and a 4,600 s/f outdoor terrace. The renovation program also emphasizes occupant health and wellness measures, including touch-free access points and advanced air filtration technology. This phase is targeted for completion in 2022.

Rudin Management was represented in the transactions by its in-house leasing team of Tom Keating, Kevin Daly and Robert Steinman along with Frank Doyle, Alexander Chudnoff, John Wheeler, Kyle Young and Eliza Gordon of JLL.
