One Sunset launches leasing with design by dencityworks | architecture and Alchemy Studio

Brooklyn, NY The partnership team of Ailanthus, BEB Capital, and SK Development, has launched leasing at One Sunset, a 193,000 s/f, 14-story, 187-unit housing and retail development located at 201 25th St. in Greenwood Heights / Sunset Park neighborhood. Corcoran New Development is leading the residential leasing efforts at the property on behalf of ownership and move-ins are projected to commence in October of 2025.

The building’s intentional design by dencityworks | architecture, featuring interior design by Alchemy Studio, draws from the neighborhood context, with the lower floors honoring the brick and terracotta hues of surrounding buildings, and the upper floors featuring contrasting glass elements that help preserve sight lines for the community.

One Sunset will deliver a mix of one-, two- and three-bedroom residences that feature open floorplans, custom oversized windows, individually controlled heating and cooling and Beko stackable washers and dryers. Kitchens come equipped with white Caesarstone countertops, Shaker cabinetry and stainless-steel appliances from Beko. Bathrooms feature teal porcelain wet walls, porcelain tile flooring, custom oak vanities with quartz countertops, illuminated medicine cabinets and stainless-steel Kohler fixtures.

One Sunset features an amenity programs including a 24-hour attended lobby, a double height fitness center, billiard and media lounge, co-working lounge, private dining and party room with adjoining roof terrace and a top of house roof deck for residents that offers sweeping views of Green-wood Cemetery, the Verrazano Bridge / New York Harbor, and Lower Manhattan and Downtown Brooklyn.

In addition to the residential component, the building includes 6,200 s/f of ground-floor retail space and a Community Benefits Agreement (CBA) signed with area community-based organizations including Fifth Avenue Committee (FAC), which will ensure other lasting benefits for the neighborhood, such as local jobs, M/WBE contracting and green infrastructure improvements.

Situated on 25th St. adjacent to an R train subway station, One Sunset not only benefits from transit access, but also proximity to open spaces, and a variety of restaurants, art galleries, and shopping offerings.
