North Bridge names Martinez as vice president

Caissa Martinez

Manhattan, NY North Bridge ESG LLC (North Bridge) has appointed Caissa Martinez as vice president. Martinez brings extensive expertise in real estate finance and development, further strengthening North Bridge’s ability to deliver innovative capital solutions.

In her role, Martinez will be instrumental in sourcing, structuring, and closing new C-PACE transactions. She will leverage her deep industry relationships with property owners, developers, and key stakeholders to originate new deals while staying ahead of market trends, regulatory developments, and evolving industry dynamics.

Beyond deal origination, Martinez will play a critical role in structuring financing solutions that align with the needs of sponsors and lenders. She will also focus on financial analysis, manage client relationships, and serve as a strategic liaison to capital partners, contributing to the continued growth and success of North Bridge.

North Bridge provides tailored C-PACE financing solutions across all commercial real estate asset classes nationwide. C-PACE is a long-term fixed rate credit product secured by a special assessment that can be used for refinancing, acquisition financing, or as rescue capital to passively inject liquidity in a project.

Late last year, Carlyle committed to providing up to $1 billion to facilitate the origination of C-PACE loans by North Bridge. This partnership leverages Carlyle’s strategic growth, real estate, and asset-backed finance expertise and enables North Bridge to address evolving market needs on a larger scale.

“We are excited to welcome Caissa to the North Bridge team. At North Bridge, we leverage agility, innovation and an entrepreneurial mindset, while leveraging the institutional strength of our platform investment and $1 billion commitment from The Carlyle Group,” said Laura Rapaport, founder & CEO of North Bridge. “Caissa’s impressive track record in real estate investment, development and construction, and her ability to lead transactions make her an incredible asset as we continue to drive impactful, sustainable projects forward.”

Before this role, Caissa was the associate vice president of investments for CIM Group where she led acquisition and disposition transactions, ensuring seamless execution across multiple strategies, asset types, and US markets.

“I’m thrilled to join North Bridge and contribute to its mission of advancing resilient real estate projects through innovative financing solutions. With experience underwriting over $2 billion in diverse investment opportunities and managing a $1 billion portfolio across multiple strategies and asset types, I’ve witnessed firsthand how creative approaches can unlock value and drive growth.” said Martinez. “I look forward to leveraging my background in real estate finance and development to help North Bridge lead the way in shaping impactful, forward-thinking projects.”
