Newmark Knight Frank Retail selected to market Manhattan retail spaces: 417 Fifth Ave., 16 West 19th St., 2625 Broadway

Newmark Knight Frank Retail, the country's premier retail real estate firm, has begun marketing three prime retail spaces at 417 Fifth Ave., 16 West 19th St. and 2625 Broadway. Situated on the world famous Fifth Ave. and totaling up to 30,000 s/f on two levels, 417 Fifth Ave. is located between 37th and 38th Sts. The area boasts heavy traffic 24/7, and is centrally located with a dense tourist, residential and business district. Neighboring retailers include Lord & Taylor, BCBG, Comp USA and Sean Jean. Jeffrey Roseman, executive vice president, and Paul Berkman, managing director at Newmark Knight Frank Retail will be representing The Moinian Group, which recently purchased the building. The firm has also begun marketing new retail space at the base of designer Jade Jaggar's new luxury condominium, also known as The Jade. 16 West 19th St., located between 5th and 6th Aves., in the heart of the Flatiron District and Chelsea, consists of 4,600 s/f on the ground floor and another 3,600 s/f of lower level space. Additionally the space features over 18 ft. ceiling height on the ground floor, 50 ft. of all-glass frontage, and is surrounded by some of New York's most sophisticated boutiques, fine art galleries, one-of-a-kind vintage shops, as well as non-stop nightlife and all major transportation. Roseman will be marketing the space on behalf of the landlord. Newmark Knight Frank's National Retail Group has been selected to market the retail space situated at the base of Extell Development's Ariel West Condominiums of 2625 Broadway. Executive vice president and principal Amira Yunis and associate Matt Harnett of the National Retail Group will be the exclusive leasing agents. The building is one of a pair of high-rise condominiums developed by Extell on the Upper West Side between 99th and 100th Sts.; steps from the 96th St. express subway station. Gary Barnett, president of Extell, bought the neighboring air rights in order to allow for the building to rise over 30 stories high and include 115 units. The building contains 19,000 s/f of retail space, boasting 30-ft. ceilings on the ground level and over 11-ft. ceilings in the selling lower level with 110 ft. of frontage.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
