Merrell of Island Assocs. sells 10,000 s/f retail/flex warehouse for $2.85 million

611 Sunrise Highway - Patchogue, NY

Patchogue, NY Island Associates (IA) has arranged the sale of a 10,000 s/f retail/flex warehouse at 611 Sunrise Hwy. The asset traded for $2.85 million, ($285 per s/f), and is situated on a .87-acre lot along the Sunrise Hwy. corridor.

Jason Merrell of Island Associates represented both parties in the transaction.

The property, formerly occupied by Harrows and most recently used as an irrigation supply house, offers a flexible configuration with excellent frontage and access. The sale reflects continued demand for well-located commercial properties that can accommodate a range of retail and warehouse uses. 

“This transaction is a great example of the continued demand from local operators looking to secure well-located, functional real estate to support their growth,” said Merrell. “Properties along Sunrise Highway with flexible zoning and strong frontage remain highly sought after, and we were pleased to bring both sides together to get this deal across the finish line.”
