Syosset, NY Long Island Industrial, which owns and operates a mixed portfolio of commercial properties across L.I., has completed 50,105 s/f in leasing activity at 575 Underhill Blvd.

Vivint Solar, a leader in solar energy systems for homes, is expanding to a 25,000 s/f office and warehouse unit. Previously, the company occupied an 8,000 s/f space in Plainview. After experiencing an enormous amount of growth in the Long Island area, the company necessitated expansion into a much larger, more centrally located space. Coldwell Banker represented Vivint Solar, while director of leasing Tommy Tsiolis represented Long Island Industrial in-house.

“As the cost of Long Island utilities continue to skyrocket, our company’s growth has been spurred by residents who are looking for alternatives,” comments Dusty Broadhead, district manager for Vivint Solar. “Underhill offered prime real estate and a space that will allow our business to continue grow alongside Long Island’s demand for solar.”

In addition, Tsiolis represented Long Island Industrial in the following direct deals:

Chyten Premier Tutoring & Test Preparation has relocated from its previous location at 623 Jericho Tpke. to a 3,130 s/f space at 575 Underhill. The new location allows the company to remain just off of Jericho Turnpike, making the move convenient for both existing and new customers.

Joseph Eletto Transfer Inc., a family owned and operated trucking company, has signed a 4,000 s/f lease at the Long Island Industrial property. The strategic location of 575 Underhill, between Route 135 and routes 106 and 107, attracted the company to the building.

DA Warehouse has leased 975 s/f.

“With the latest improvements completed at 575 Underhill, the recent influx of new tenants reflects the high demand for quality industrial space in Long Island,” Tsiolis said. “We look forward to building relationships with our new tenants, and will continue to ensure our tenants — both old and new — are provided with the highest level of service.”

Situated within a prime section of Nassau County, 575 Underhill Blvd. is located off of Jericho Turnpike between Route 135 and Routes 106 and 107. It is strategically positioned in central Syosset in a thriving business community with a well-educated work force and is adjacent to lodging and shopping.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
