Lifschultz of GVA Williams and Bialow of Bialow complete 7,200 s/f

GVA Williams of Connecticut signed two Hudson Valley/Upstate New York deals by The Vitamin Shoppe. The national retailer took 3,700 s/f in a new retail development currently under development. In Newburgh, located in the Hudson Valley, Vitamin Shoppe took a 3,500 s/f freestanding building, also under development. Both stores are projected to open in the fall. Scott Lifschultz, executive vice president of GVA Williams, was involved with both deals. The Dewitt site is across from Barnes & Noble and the entrance of Dewitt Commons which features national tenants Best Buy, Marshall's and Old Navy. The development is a quarter mile north of the Shoppingtown Mall. 3425 Erie Blvd. will be a two tenant building shared with Aspen Dental. The Newburgh pad site is located on Rte. 300 and Orr Ave., and among big box operators including Wal Mart and The Home Deport. Lifschultz co-represented the Vitamin Shoppe with Corey Bialow, CEO of Bialow Real Estate who represents the Vitamin Shoppe nationally. Doug Morrison of Horn Cos. represented the developer, Michael Dougherty, on the Dewitt deal. Alan Zuckerman of Goddard Development, represented the developer, Union Orr, LLC, on the Newburgh site. According to Lifschultz, both deals were long term leases with options. Founded in 1977, the Vitamin Shoppe is a specialty retailer and direct market of nutritional products for health and beauty. They have over 340 locations in 30 states.

What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
