Lee & Associates NYC arranges 15-year retail lease for Breeze at 590 Fulton St.

Brooklyn, NY Lee & Associates NYC arranged a new 15-year retail lease for Breeze, a modern Sichuan and Dim Sum restaurant, at 590 Fulton St. in the city’s Fort Greene neighborhood.

Breeze leased 3,569 s/f across the building’s ground floor and lower level, including 2,790 s/f on the ground floor and 779 s/f below grade. The restaurant is expected to open this fall.

The space offers 80-ft. of frontage along Fulton St., 18-ft. ceilings and minimal interior columns, providing visibility and flexibility at the base of a luxury residential building developed by Gotham Organization.

Brad Schwarz and Zev Sonkin of Lee & Associates NYC represented the tenant and the landlord, Gotham Organization. Breeze operates one other location at 595 Manhattan Ave. in Greenpoint.  The restaurant is known for its contemporary take on Sichuan cuisine and dim sum, complemented by a curated wine and cocktail program.

“Following the success of its Greenpoint location, Breeze recognized an opportunity to establish a flagship location in one of Brooklyn’s most rapidly developing sub-markets,” said Schwarz.  “The combination of outstanding frontage, dramatic ceiling heights, and strong residential density made this an ideal fit for an operator looking to elevate and expand its brand.  Well-located restaurant spaces like this continue to attract significant demand from operators seeking long-term growth opportunities.”

590 Fulton St. is surrounded by residential, office and retail uses and served by numerous subway lines.  The lease further underscores continued demand for high-quality restaurant space in the city’s most active commercial corridors.
