LCOR leases 3,500 s/f at 1515 Surf Ave. to Milk & Honey

Brooklyn, NY LCOR has signed a retail lease with Brooklyn-based cafe and restaurant Milk & Honey at its newly completed 1515 Surf Ave. This will open the cafe’s third location. 1515 Surf Ave., which features 463 residences on the Coney Island waterfront, will host Milk & Honey in a 3,500 s/f ground-floor space at the corner of West 15th St. and Surf Ave. The café is expected to open in late spring 2025.

Milk & Honey was represented by Avi Akiva, Moshe Akiva and Joy Vitale with Tri State Commercial Realty Services, LLC. LCOR was represented by Keat Chew from Kinetic Real Estate Group and Ryan Condren and George Danut from JLL.

Milk & Honey, established by Yasser Habib in 2012, has built a reputation as a local institution known for its commitment to premium ingredients, ambiance and menu.

From its Ditmas Park and Bay Ridge locations, Milk & Honey has cultivated a devoted following drawn to its curated coffee and tea options, fresh egg-based breakfast plates, artisanal flatbreads, and pastries like crème brûlée French toast and walnut-studded banana bread. Milk & Honey will be open year-round and serve breakfast, lunch and dinner daily.

“We’re excited to contribute to the revitalization of Coney Island and are looking forward to welcoming residents and visitors alike to our new location at 1515 Surf,” said Yasser Habib, owner of Milk & Honey. “Our new location at 1515 Surf will offer the same cozy atmosphere and comforting menu items that our customers in Bay Ridge and Ditmas Park have come to know and love.”

With its prime ground-floor retail location, Milk & Honey at 1515 Surf will create a lively community hub where locals, residents and beachgoers alike can gather to enjoy the café’s unique atmosphere and culinary offerings.

“We are thrilled to welcome Milk & Honey to 1515 Surf Ave.,” said Anthony Tortora, senior vice president and principal at LCOR. “By combining neighborhood hospitality, thoughtful design and exceptional offerings, Milk & Honey has become a Brooklyn staple. Milk & Honey’s arrival at 1515 Surf further expands Coney Island’s year-round offerings and contributes to the neighborhood’s dynamic, 24/7 live-work-play environment.”

1515 Surf represents the future of luxury urban living. The building is not only 100% electric and carbon-neutral, but also has New York City’s largest active geothermal system, which provides the building with heating, cooling and hot water without any fossil fuel-burning equipment. The result is a pioneering approach to eco-friendly, elevated living.

Residents of 1515 Surf experience life steps from the beach, complemented by over 35,000 s/f of amenities that blend recreation, relaxation and productivity. Highlights include an outdoor pool with panoramic ocean and skyline views, a private landscaped garden with barbecue grills, a fitness center, an indoor basketball and handball court, a children’s playroom, an ocean-facing rooftop Sky Lounge, co-working spaces, private lounges, beach lockers and more.
