Kaye and Listhaus of Rockledge purchase 90,060 s/f for $13.225m with Hungerford of PH Realty Capital

Manhattan, NY In partnership with Peter Hungerford of PH Realty Capital, David Kaye and Joe Listhaus of Rockledge purchased three contiguous buildings in the Washington Heights neighborhood.

The properties are 617, 623 and 629 West 170th St. The deal spanned 100 units and 90,060 s/f. The purchase price was $13.225 million which equated to $132,250 per unit and $147 per s/f. The property was 75% rent-stabilized and 25% free market, with a rent roll of $1.65 million at closing.

The broker of record was Justin Conway with Besen Partners, and the seller was Adrian Longo.
