Troutbrook Co. awarded the right to build a Marriott/Fairfeld

Troutbrook Co. a full service real estate development company has been awarded the right to build the first Marriott/Fairfield Inn in the borough. Business Travel News 2007 US Hotel Chain survey of Marriott Internationals brands swept first place for nearly every tier in the US Hotel Chain survey. Marriott.com has become the eighth biggest internet retailer in sales, in the year ending 2006 the company sold $3.7 billion worth of rooms, according to Bloomberg news. The 140 room Marriott branded hotel in Downtown Brooklyn will have various amenities including meeting rooms, a full business center, gym and a wonderful 10th floor roof deck that will allow the viewer vistas of the Manhattan skyline, with in house catering facilities also being offered as well as a potential café and wine bar.. Marc Freud, a principal of Troutbrook, said, "Troutbrook is delighted to have been given the opportunity to build the first Marriott/Fairfield Inn hotel in the Borough of Brooklyn. Marriott International is one of the largest hotel conglomerates in the word and executes Marriott branded hotels such as The Residences at the Ritz Carlton, Bvlgari Hotels and Resorts and a new urban hotel concept soon to be rolled out in CBD marketplaces with Ian Shraeger. Widely credited as being on the forefront of boutique hotel design." This Brooklyn hotel will join the 515 Fairfield Inns throughout the United States. Freud concluded that Marriott had the ability to choose from a handful of development teams, that had recently presented proposals to the hotel conglomerate in the borough and noted that the approval process and winning of the franchise came down to the track record and financial capability of the development team . In the mid price rankings, Fairfield Inn by Marriott placed above the competitive market set of the two newest downtown Brooklyn hotels: Holiday Inn Express and Comfort Suites. Freud believes that the guest will have a better "staying experience" than perhaps some of the other hotels coming into the market due to the superior amenity package that will be offered the guest and the innovative architectural and interior design of the accommodations.
