200E20TH sells out in Gramercy, penthouse A closes out sales at the CetraRuddy-designed condominium residences

Manhattan, NY 200E20TH, the CetraRuddy-designed architectural masterwork that brought a curved, contemporary sensibility to Gramercy’s Beaux-Arts streetscape, has sold out. All 52 condominium residences at the corner of 20th St. and Third Ave. are now spoken for, culminating with the contract on the Sky Garden Penthouse. Developed by The Tidhar Group in partnership with Yoel Shargian and with Douglas Elliman Development Marketing leading sales, the boutique condominium stands as an example of the neighborhood’s evolution.

“New Yorkers love Gramercy for its history and its charm, and that holds true even for buyers who appreciate contemporary design,” said Yoel Shargian, head of development for 200E20TH. “We saw the opportunity to bring something new to a neighborhood that treasures its past, and I couldn’t be prouder that 200E20TH is now part of that legacy.”

“Buyers came to us looking for the character of Gramercy and a home that felt fresh and inspiring — they found both at 200E20TH,” said Elena Sarkissian, director of sales with Douglas Elliman Development Marketing, who led a team of top agents including Jane Powers and Ariel Tirosh. “From our sales launch to selling the magnificent Sky Garden Penthouse, the response has been tremendous from day one. Working on this project has been a highlight of my career.”

The final home to sell is the Sky Garden Penthouse (also known as Penthouse A), a full-floor, three-bedroom, three-and-a-half-bathroom with 2,231 s/f of appointed interiors, surrounded by views of the garden and skyline. The home’s private rooftop terrace is made for entertaining and relaxing with a fireplace, barbecue, dining area, and lounge seating. The residence is in contract for $7.22 million.

Long defined by its historic low-rises and a private park, Gramercy has welcomed 200E20TH as a new kind of neighbor. CetraRuddy’s design pairs lines and metalwork that echo the neighborhood’s Beaux-Arts roots with a thoughtful approach to sustainability in a new 19-story building. A high-performance curtain wall, custom in-swing casement windows, and a modulated façade bring natural light and fresh air into every home, and recycled materials were used throughout construction.

Residents enjoy a collection of curated amenities, including a doorman lobby, a fitness center, a landscaped rooftop terrace, a children’s playroom, and a secret garden. The building’s corner retail space is home to [solidcore], strength-training studio.

Now fully sold, 200E20TH comprises a collection of 52 residences ranging from one- to three-bedroom homes, including three full-floor penthouses with private terraces.
