Horowitz, Capuciati, Providenti and Rosenblatt of Studley lease 68,000 s/f
After a great deal of strategic planning and implementation, Kirshenbaum Bond & Partners, with the representation of its real estate advisor Studley, finalized a 68,000 s/f lease expansion/ restructure and renewal of the firm's headquarters at 10 Hudson Sq. which is comprised of 160 and 170 Varick St.
"This was a very complex transaction with many moving parts," said, Daniel Horowitz, executive managing director with Studley, who along with Studley colleagues Peter Capuciati, David Providenti and Jon Rosenblatt represented Kirshenbaum.
"Over an 18-month period, we coordinated a three-party agreement with the building's landlord Trinity Church Real Estate and the sublandlord Publicis from which Kirshenbaum leased 42,000 s/f, to not only expand our client's headquarters by nearly 30%, but to also aggregate several leasehold agreements under one 10-year, 68,000 s/f lease directly with the landlord."
Horowitz added that the lease structure also preserved the favorable economics that Kirshenbaum had under its sublease with Publicis.
The creative, full-service strategic marketing firm has been located at 10 Hudson Sq. for the past six years under a sublease for the entire fourth floor (26,000 s/f) and part of the sixth floor (16,000 s/f) and on a direct lease for part of the sixth floor (10,000 s/f). The expansion space is comprised of a portion of the third floor.
"The Hudson Sq. area has been transformed and is perfect for a creative company like Kirshenbaum Bond & Partners," said, Horowitz, who some would say contributed to the area's change when he represented Novo Media Group, Inc. (which was subsequently acquired by Publicis) on its nearly 68,000 s/f lease at 10 Hudson Sq. in 2000. At that time, the building was just beginning its conversion to funky class A space from its roots as loft space for printing companies.
"Novo was one of the first advertising/marketing firms that found the loft-type space in Hudson Sq. supportive of its creative environment," he reflected.
The area is home to other leading creative agencies such as Saatchi and Saatchi and Havas.
