Helios Capital Advisors closes on two non-performing loans

According to Steven Schultz, CEO of Helios Capital Advisors, the firm has sold and closed on two non-performing loans secured by properties. The recent transactions include a $1.702 million loan secured by a four-story, 29-unit, 26,126 s/f multifamily property. "The loan traded at a discount and at a very completive price per door," stated Josh Malka, managing director at Helios Capital Advisors. "In this deal, an offer was presented by our clients within 48 hours, after which they had seven days of due diligence and closed the deal within another seven days. Thus, within twenty days, from start to finish, Helios had this deal closed." Helios has also closed on a $418,000 loan secured by a four-story, 12-unit, 4,050 s/f co-op in Brooklyn Heights. "As this was a low-leveraged loan, it traded above the par amount of $418,000," said Malka. "Our clients intend to pursue the foreclosure."
