Heights Real Estate Co. completes $90,000 renovation of 11 N. Pearl St.

A downtown landmark since 1927, the former Home Savings Bank office building at 11 North Pearl St. celebrated its 80th birthday with the help of new owners and a face lift. Tony and George Huang, investors from New York City and owners of The Heights Real Estate Company, recently purchased the stunning art deco structure and invested $90,000 into interior renovations, cosmetic improvements and infrastructure updates. The owners recently held a grand party with elected officials, including mayor Jerry Jennings, and area business leaders to celebrate the structure and showcase opportunities for professional and retail tenants throughout the building's 20 floors. The building has available offices and office suites starting at 191 s/f up to 65,000 s/f. "We have space to fit every need," said property manager Dan Kemp. "These spaces offer breathtaking views of downtown and the Hudson River and are conveniently located near North Pearl and State St." Kemp hopes to soon offer value-added perks for tenants including car services and concierge services (such as assistance with shopping, dry cleaning, etc.). He also plans to incorporate a fully-functioning gym into the building so tenants can take a break from work to stay physically fit. One of the building's most striking features is its 6,300 s/f lobby. The former bank space boasts a 25-ft. ceiling, artwork, marble carvings and the original vault and provides premium space for retail stores or restaurants. Until a tenant is found, the lobby is available for parties and events for a nominal fee. Non-profits may use the space at no cost. "With variable office space, opportunities for shared resources and room for growth, 11 North Pearl St. is a perfect location for fledging companies or regional offices of larger, established businesses," said Pamela Tobin, executive director of the Downtown Albany Business Improvement District, noting that office space is available throughout downtown to fit many different needs. She said, "We are very pleased to see a large number of new property owners and tenants investing in the district. By continuing to market downtown's access, opportunity, synergy and technology through our 'Only Downtown Albany' marketing campaign, the BID is certain to attract even more professional tenants looking to benefit from our district's outstanding quality of life."

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
