Greene IDA initiates new mixed-use development - Fountain Flats Park

The Greene County IDA has committed to developing Fountain Flats Park, a mixed-use project that would incorporate distribution, commercial, office, potentially retail with intergenerational affordable housing. The project is located on the 100 acre parcel formally referred to as Fernlea. "We are moving forward on the SEQRA process with great enthusiasm and seeking lead agency as part of the important local review process. Getting this site fully permitted will enhance our menu of buildable options that can accommodate significant square footage as we continue to market our 'shovel ready' parks," said Greene IDA chairman Robert Snyder. The project will be coordinated closely with Town of Coxsackie officials and the Coxsackie planning board. The parcel sits adjacent to State Rte. 9W and Bronk Mill Rd., south of the State Route 9W/81 intersection and behind the Martin Trailer Park. Coxsackie Town Supervisor Alexander Betke said, "I am thrilled with the announcement of this new business park and the inclusion of critically needed senior and affordable housing for our working citizens. The combination of quality jobs, affordable and quality housing plus the influx of needed new local tax revenue could not come at a more appropriate time." Lime Hill Homestead will be developed by the Kearney Group, a highly regarded developer of affordable housing throughout NYS with a portfolio of outstanding projects and appreciative communities. The project will include 73 total units, a mix of one, two and three bedroom options with 24 set aside for seniors over the age of 55, 48 will accommodate the local workforce and a unit will be designed for the on-site building superintendent. The project will utilize Smart Growth practices and green construction initiatives. "This outstanding project, plus the partnership with the Greene Business Alliance and the Town of Coxsackie exemplifies how exemplary leadership and working together can produce results which truly help people. These new jobs paired with quality, affordable housing will produce motivated workers proud of their homes, and proud of their community," said The Kearney Group President Ken Kearney. "I am happy to bring my project to this forward thinking community and set a high standard for affordable housing in the region."
