Gotham Organization reveals The Suffolk in Lower East Side

Manhattan, NY The Gotham Organization revealed the first look at its newest rental development, The Suffolk. Located at 55 Suffolk St. in the Lower East Side, the 30-story tower includes 378 residences with 330,000 s/f of mixed-use space and is scheduled to open in spring 2023.

In addition to the traditional units, The Suffolk will have three dedicated floors of micro-units. The micro-units are being developed by Gotham under a new concept called Abode by Gotham. Each Abode by Gotham unit will measure between 315 to 350 s/f and will feature a built-in murphy bed, sofa and storage. Residents of Abode by Gotham residences will have access to all amenities within the building under a club membership, as well as their very own dedicated lounge, chef’s kitchen, tenant storage and laundry facilities.

Located at Broome and Suffolk, The Suffolk residences are designed by Dattner Architects and JG Neukomm Architecture, featuring a mix of Abode by Gotham units, studio, one-, two- and three-bedroom residences. Each traditional unit is appointed with a top-of-the-line suite of appliances in polished chrome including a built-in refrigerator, dishwasher, microwave and an in-unit washer/dryer, as well as a custom vanity and frameless mirror with gray tweed paneling. The bathroom and kitchen countertops are wrapped in a pearl river quartz. As a take on the vintage Lower East Side aesthetic, the bathroom flooring is appointed with hexagonal tiles in muted colors of dust blue and pearl white, which contrasts with the wood grain flooring throughout the unit.

Like all of our buildings, The Suffolk serves as both an homage to the neighborhood and a modern oasis for our future tenants,” said David Picket, president at Gotham Organization.

The Suffolk’s indoor and outdoor amenity spaces are designed to reflect the culture and ethos of the Lower East Side neighborhood, a historic hub for artists and professionals. Residents will enjoy a rooftop pool and sundeck, an outdoor terrace with lounge seating, fire pits and barbeques; a full-floor amenity suite with co-working spaces and conference rooms, a dedicated resident lounge and chef’s kitchen; and a fitness club and yoga studio to foster healthy living and community engagement among residents.

Additional services offered include a 24-hour staffed lobby, personal concierge, a package room, resident storage, bike room and laundry facilities.

The Suffolk is deeply rooted in that history, and modestly adds another link to the human chain, one that respects the past but also seeks an engaged future. We are excited to bring this project to the marketplace this spring.”

Bright and beautiful apartments, with views of lower Manhattan and the East River Bridges, are complemented by ample amenity spaces, landscaped terraces, and small-scale retail along Broome Street which will help activate this new commercial thoroughfare, benefiting the entire neighborhood. The design is inspired by the neighborhood’s historic fabric: the brick façade and elegant metal detailing makes a connection to the traditional masonry buildings and their characteristic fire escapes that exemplify the neighborhood. Sustainability is a guiding feature of Dattner Architects’ work; this building substantially exceeds energy code standards, demonstrating ours and Gotham’s commitment to making New York City a more environmentally sustainable place,” said Rem Garavito Bruhn, AIA, associate at Dattner Architects.

The Suffolk is part of Gotham’s Broome St. development, a comprehensive master plan comprising two mixed-use buildings that upon completion will deliver 493 new rental units, expansive indoor and outdoor amenities, a new 40,000 s/f community facility for the Chinese-American Planning Council and 4,000 s/f cultural heritage center for Beth Hamedrash Hagodol, and 18,000 s/f of retail space.

The Suffolk is located near Seward Park, the F, M, J and Z subway lines, the B39 and M14A-SBS bus lines and a host of retail, restaurant and entertainment venues in the Lower East Side.
