Global Holdings completes $30 million transformative capital improvement program of 99 Park Ave.

Manhattan, NY Global Holdings completed its $30 million strategic repositioning of 99 Park Ave., a 600,000 s/f Class A office tower located steps from Grand Central Terminal. Designed in partnership with architecture and interior design firm Vocon, the comprehensive program reimagines the building’s arrival experience while honoring the building’s Art Deco heritage and introduces a new standard of hospitality-driven workplace design in Midtown. 99 Park Ave. is 97% leased, with leases including wealth management firm Cerity Partners and real estate company Southern Land Co.

Building on successful repositionings across our portfolio, 99 Park Ave. was designed to evoke a strong sense of arrival, with interiors that feel energetic and sophisticated.”

Global Holdings worked with Vocon to deliver a full reimagination of the building’s ground floor presence and tenant experience. As part of the re-positioning, the team incorporated a dramatic double-height storefront and lobby that enhances transparency, visibility, and natural light while creating a gallery-like arrival experience. The refined metal-and-glass storefront complements the Park Ave. tree-lined streetscape and reinforces 99 Park Ave.’s Art Deco identity. Inside the Class A tower, warm woods and metals, tailored upholstery, and sculptural fixtures create a refined atmosphere. The new amenity center, named Below Park, has a speakeasy-style bar, 24 person, flexible boardroom, and golf simulator.

Below Park is a key component of the project, integrated into the building’s lower level as a flexible, wellness-oriented extension of the workplace. Designed to support a range of uses from informal work to social interaction, the space features lounge seating, café-style furnishings, a speakeasy, and gaming areas that encourage both productivity and engagement. The amenity offering enhances the tenant experience and creates value beyond traditional rentable square footage.

Global Holdings has owned 99 Park Ave. since 1991, and through that ownership, has built a diverse and innovative roster of clients and brought  the building to near full occupancy as the upgrades were underway. The investment reinforces 99 Park Ave.’s position within Midtown’s competitive Class A market, where demand continues to concentrate in amenity-rich, well-located buildings.
