GFP Real Estate leases 18,849 s/f to five tenants at 515 Madison Ave.

Manhattan, NY GFP Real Estate, LLC brokered five new lease transactions at 515 Madison Ave. in the Plaza District. The deals, totaling 18,849 s/f bring the building to 99% leased.

“515 Madison continues to attract a diverse group of businesses — from financial services to healthcare to hospitality,” said Jeffrey Gural, chairman of GFP Real Estate. “The range of tenants choosing this building speaks to its flexibility, prime location and historical significance. We’re proud to see it nearly full.”

Highwater Capital Group LLC, a fully integrated real estate investment company, signed a three-year lease renewal for its 3,655 s/f space on the 13th floor. Martin McGrath and Kephra Stone of GFP Real Estate represented the landlord and the tenant, which first moved into the building in 2019.

Citrinitas Capital Management LLC, an asset management and investment research firm also known as Citrini Research, signed a two-year lease for 2,793 s/f on the 14th floor. Martin McGrath and Kephra Stone of GFP Real Estate, as well as William Grover of Newmark represented the landlord and the tenant in this direct transaction.

Encore Physical Therapy and Chiropractic PLLC and Li Qian Acupuncture PC, jointly and severally, signed a new 11-year lease for 6,480 s/f on the 3rd floor commencing in 2050. Martin McGrath of GFP Real Estate and William Grover of Newmark represented the landlord. Steve Hass of Norman Bobrow & Co. represented the tenants.

RSHR Management, LLC, an innovative HR consulting organization, signed a three-year lease extension for its 1,969 s/f space on the 12th floor. Martin McGrath of GFP Real Estate represented the landlord and the tenant, which first moved into the building in 2014.

Woodhill Real Estate signed a new six-year lease for 3,952 s/f on the 25th floor. The deal was brokered by Martin McGrath of GFP Real Estate, who represented the landlord. William Grover of Newmark represented the tenant.

Built in 1932 and known as the DuMont Building, 515 Madison is a 42-story, 370,000 s/f class A building designed by John Carpenter. One of the building’s most distinctive features is a broadcasting antenna that traces back to the building’s role in the first television broadcasts of Allen DuMont’s experimental television station W2XWV in 1938. This building’s restoration of its renovated entrance and lobby in 2009 kept its architectural elements intact yet modernized for today’s tenants.

Located just south of Central Park, 515 Madison provides access to dining options and landmarks like the New York City Center for Performing Arts, Carnegie Hall and Rockefeller Center, which are nearby. The E and M trains are located in the building and the 6 train is a block away, providing transportation options.
