Geiger of McGuire Development secures 5,794 s/f restaurant lease; co-brokered with Brassel Commercial Realty, Inc.

McGuire Development Company, a local commercial development, real estate consulting and property management firm, arranged a lease of the former Titan's Steakhouse at 4245 McKinley Pkwy. to My Santa Lucia, LLC. After building renovations are completed, My Santa Lucia, LLC plans to operate a La Tolteca Mexican Restaurant similar to its location at 7530 Transit Rd. in Williamsville across from the Eastern Hills Mall. The company currently operates 13 restaurants in three states including Delaware, Pennsylvania and New York. The 5,794 s/f building sits on 2.16 acres and was originally a Perkin's Restaurant before being sold to A&J Ming LLC in December of 2012. The restaurant was then operated as Titan's Steakhouse until 2014. Jim Geiger, associate broker for McGuire Development Company, was hired by A&J Ming LLC as the exclusive listing agent due to his familiarity and experience with the property, having worked as the exclusive broker when it was part of the Perkin's chain of restaurants. Geiger facilitated the sale and leasing of five former Perkin's properties in Buffalo and Rochester when the restaurants closed in 2011. Geiger is known throughout the hospitality and development industries for his 30 years of experience as both a broker and restaurateur. He has handled all facets of hospitality real estate including building, developing and franchising of national, regional and local chains as well as independent operators. "This will be a great location for La Tolteca's expansion, bringing made-from-scratch, authentic Mexican food and beverages to the southtowns," said Geiger. Geiger co-brokered the transaction with Brassel Commercial Realty, Inc., which represented the tenant.
