Douglaston Development launches condo sales at 175 East 82nd St.

Manhattan, NY Douglaston Development has launched sales at 175 East 82nd St., a 38-story brick condominium tower within the Upper East Side neighborhood. Designed by architecture and interior design firm CetraRuddy and located at the corner of East 82nd St. and Third Ave., 175 East 82nd St. offers 73 one- to six-bedroom residences including four penthouses with Central Park views.

Located in proximity to Central Park, public and private schools, Museum Mile, restaurants, shops, and multiple subway lines, living at 175 East 82nd St. allows for access to the Upper East Side.

“This development is emblematic of iconic Upper East Side living, thoughtfully positioned on a corridor that delivers the refined ‘quiet luxury’ lifestyle today’s discerning condominium buyers seek,” said Jeffrey Levine, chairman of Douglaston Development, Levine Builders and Clinton Management.

“The expertise, skill, and meticulous attention to detail behind 175 East 82nd St. sets it apart from all other buildings in the neighborhood,” said Steven Charno, president of Douglaston Development. “Every detail was considered, refined, and executed with real craftsmanship by an exceptional team carefully assembled to deliver the highest quality product possible.”

Rising 478 ft. above the skyline, the 175 East 82nd St. condominiums feature entry foyers with wide plank flooring, separate laundry rooms, powder rooms, ample closets and storage, oversized living and dining rooms, and a variety of kitchen layouts designed to be the centerpiece of the home. Most bedrooms include ensuite bathrooms and primary suites will showcase custom vanities and warm wood detailing throughout. Kitchens include hand selected stone, the latest in appliance technology and custom proscenium-inspired millwork.

A defining feature of the building is its hand-laid brick façade, crafted from custom Endicott Desert Ironspot brick, an iron-rich clay chosen for its natural variation and character. Inspired by the Art Deco architecture that defines the neighborhood, the handcrafted brick creates subtle shifts in color and texture as natural light moves across the façade. Deeply rooted in its surroundings, the building reflects the same exceptional detail found throughout the building.

“Our approach was to create a building that feels rooted in the Upper East Side, balancing the scale, materiality, rhythm, and character of the streetscape with a distinctly contemporary perspective,” said John Cetra, founding principal of CetraRuddy. “The hand-laid brick façade draws on the craftsmanship and ingenuity of traditional masonry construction, while crisp detailing gives the building a fresh expression and creates an ideal setting for today’s modern and sophisticated buyer.”

“When designing the interiors, we knew the experience of residing at 175 East 82nd St. would be shaped by the details, so we designed from the inside out,” said Nancy Ruddy, founding principal and executive director of interior design of CetraRuddy. “Embracing natural light was key. We created refined detailing that would be highlighted by the changing light that permeates each home through the gracious windows. The careful textures, materials, and artistry in the home bring a sense of depth and warmth to every space.”

Amenities span the 24th and 25th floors and include a 40-ft. indoor pool, fitness center complete with a dedicated yoga and Pilates studio and sauna, resident lounge, outdoor terrace loggia, screening lounge, and children’s playroom. The lobby is anchored by a limestone colonnade, a sculptural stone reception desk, and a suspended chandelier. The building also features 3,000 s/f of ground-floor retail and private automated parking included with the purchases of penthouse residences.

The attention to detail and precision evident in every aspect of 175 East 82nd St. is made possible by the years of experience, partnership, and close collaboration between Douglaston Development and its vertically integrated suite of construction and property management divisions, Levine Builders and Clinton Management. From the earliest stages of planning through final handoff, each of Jeff Levine’s affiliated companies have worked in lockstep to ensure all aspects of the project followed the team’s vision, timeline, and purpose to create a truly unique, valuable opportunity for condominium buyers on the Upper East Side.

“175 East 82nd St. represents a rare opportunity in today’s Manhattan market. New condominium inventory on the Upper East Side remains extremely limited, particularly for buyers seeking generously proportioned homes with exceptional contextual design, quality construction and access to one of the city’s most sought-after neighborhoods,” said Joshua Young, founder of the Young New Development Group at Brown Harris Stevens, the exclusive sales and marketing agent. “What makes this property so compelling is that every residence was carefully considered, from the overall unit mix to the layout of each home, to create spaces that truly support the way people want to live today. Combined with Douglaston’s nearly 50 years of experience and reputation for quality, this is a building that will stand apart for years to come and deliver lasting value for its owners.”

To coincide with the launch, the team has opened its exclusive sales gallery within Colette, an ultra-luxury private co-working club located on the 37th floor of the iconic GM Building. Offering a more intimate and elevated alternative to the traditional sales gallery, the space allows prospective buyers to explore residences, floor plans and models, and experience a guided presentation of the building’s design, amenities, and overall vision.

Currently under construction, 175 East 82nd St. has an estimated completion of fall 2027.

When the government takes a portion of a landowner’s property, most assume just compensation stops at the value of the land taken. However, in partial takings, that is only half of the equation.
