Dolin of American Security creates Video Doorman

Larry Dolin, founder of American Security Systems, has created a system called Video Doorman, which has already been installed in residential buildings in the area. For anyone who has lived in a building without a doorman, seemingly simple things like getting a home delivery while at work or traveling can turn into a logistical nightmare. Video Doorman lets residents receive and securely store packages when they're not home. Video Doorman allows remote, real-time control and monitoring by trained professionals of all deliveries to any multifamily residence. Video Doorman digitally records all deliveries and resident retrievals and provides documentation of these events. Video Doorman is a well-engineered and integrated system developed by Dolin, who is a 30-year leader in building security and life safety solutions with thousands of current customers in the metro area. Here's how the system works: when a courier rings the Video Doorman panel for entry to a building, and if the tenant is not home, a live operator, using cameras and two-way voice communications, greets the delivery person and verifies the intended recipient is a resident. The remote operator lets the courier in and follows them every step of the way with video and voice communication. Deliveries are placed in a secure package room, remotely unlocked by the live operator, for later pick-up by residents. The system operator can also dispatch authorities in the event of a problem, e.g., if the courier doesn't leave. In addition to allowing deliveries, the system can also be used to escort residents from the building entry to their floor, providing added comfort and security. For building owners and managers, the system can provide differentiation for buildings that do not currently have a doorman, and at a fraction of the cost. I would be glad to provide more information or arrange for you to speak to Larry Dolin. Perhaps you'd like to focus on a specific building, or use one as an example. Here's a brief video showing the system in action. Regards, Phillip http://www.youtube.com/watch?v=MnNGcDdY6d4

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
