Dolgin of Kalmon Dolgin Affiliates acts for tenant and landlord in 2,800 s/f lease

According to Neil Dolgin, executive vice president of Kalmon Dolgin Affiliates, (KDA) the firm has arranged a 2,800 s/f lease for Williamsburg Brazilian Jiu Jitsu at 42 Dobbin St. between Nassau and Norman Aves. in the Williamsburg neighborhood. The Jiu Jitsu studio is run by professional mixed martial arts fighter Roger Mamedov. Grant Dolgin of Kalmon Dolgin Affiliates represented the tenant and the building owner, Flour and Sugar LLC. The three-story, 88,000 s/f building is located close to the L and G subway lines and the Williamsburg Bridge. Other tenants in the building include Vespa, Mariebelle Chocolates, SBK Florists, Blenderbox, City Aquarium and a new restaurant/bar by restaurateur Robert Shamliam. What noteworthy transactions or deals from this year best exemplified key market trends or shifts? I would like to say there was an outstanding transaction for me this past year but 2024 was more a culmination of long-term relationships, most of which continued to transact. Deals were smaller in many cases but we saw robust leasing both on the agency side as well as on the tenant side.
