Dayan and the Ben-Dayans of Winoker rep buyer in $10 million sale of 29,700 s/f office condo; Burton and Emmetsberger of Massey Knakal rep seller; Located at 137-139 West 25th Street
Winoker Realty Co. has represented the buyer of a $10 million, 29,700 s/f office condo at 137-139 West 25th St. in the Clinton neighborhood. The transaction consists of floors five through nine.
Jonata Dayan, Adam Ben-Dayan and Jonathan Ben-Dayan of Winoker Realty's Office Condominium Sales Division represented the buyer, 137 West 25th Street LLC. The buyer plans to lease the entire space to technology and business training institute Micropower USA/Micropower Career Institute. The undisclosed seller, a publicly traded Fortune 500 company, was exclusively represented by Robert Burton and Brock Emmetsberger of Massey Knakal Realty Services.
"We explored many different options on behalf of our client," said Jonata Dayan, senior VP with Winoker. "Like many of our clients, they saw the wisdom of purchasing rather than leasing their new offices — and the location and quality of the space at 137-139 West 25th more than adequately served their needs. We anticipate that many more buyers of office condo space will emerge through the balance of 2011."
"This sale shows the returning strength and desirability of the midtown commercial market," said Massey Knakal Realty Services senior VP of sales Robert Burton, who with director of sales Brock Emmetsberger exclusively represented the seller.
"We haven't seen vacant office spaces in Chelsea of this class and size sell for above $300 per s/f since 2008, so this is a very good sign for the market," said Emmetsberger.
The first, second, tenth and eleventh floors of the building are still available for sale.
137 West 25th St. was originally constructed to serve as a New York Public Library. In the late 1980s, all of the building's space was converted into commercial office and residential condominium space. The ground floor retail condo space is occupied by an art gallery. The building is located between Sixth and Seventh Aves. near the northern edge of Chelsea in Clinton.
