Cushman & Wakefield arranges two leases totaling 68,508 s/f at 1180 Avenue of the Americas

Manhattan, NY Cushman & Wakefield has arranged two new long-term leases for SelfHelp Community Services, a nonprofit serving 20,000 older and vulnerable adults through a complete network of home care and community-based services, and American National Standards Institute (ANSI), a private nonprofit organization that oversees the development of voluntary consensus standards, at 1180 Avenue of the Americas, a 398,937 s/f boutique office building.

SelfHelp Community Services will occupy 45,689 s/f on the entire second and third floors of the property for its new headquarters location, while ANSI will occupy 22,819 s/f on the entire 10th floor of the property.

Cushman & Wakefield’s Mark Boisi, Bryan Boisi, Michael Baraldi and Harry Blair represented the landlord, Northwood Investors, in the transactions.

“1180 Avenue of the Americas recently underwent a significant capital improvement program, which transformed the property into a highly amenitized workplace that responds to the needs of today’s tenants,” said Mark Boisi. “The building’s tenants benefit from the property’s great accessibility and proximity to public transportation, as well as the building’s best-in-class penthouse amenity center. The building provides ample dynamic spaces for business and leisure and is a fantastic fit for a wide variety of tenants.”

1180 Avenue of the Americas recently underwent capital improvements that included a completely renovated main entrance, lobby and a new façade. The penthouse amenity features one of the largest common outdoor terraces in Midtown, consisting of a 3,500 s/f oversized terrace with wrap-around views of Midtown and 4,000 s/f of interior space with two large conference room and lounge areas.

The property is situated at the northeast corner of 46th St., in between Rockefeller Center, Grand Central Station and Port Authority. The asset offers access to the West Side Highway, FDR Drive, Lincoln Tunnel, Midtown Tunnel and all of the major airports, as well as proximity to hotels, cultural institutions, restaurants and retailers.
