CPEX to market 3654th Avenue and 1964th Avenue, Park Slope

The CPEX New York Retail Leasing Team has been hired to exclusively market two properties for lease along 4th Ave. in Park Slope, located at 3654th Ave. and 1964th Ave., respectively. The two properties represent CPEX's ongoing influence along the 4th Ave. retail corridor in Park Slope, as managing director Ryan Condren and associates Kristina Triglia and George Danut of the retail leasing team continue to introduce retail tenants to this previously industrial strip between Atlantic Ave. and 9th St. In the past two years alone, CPEX has negotiated five leases bringing tenants to 4th Ave., including 3404th Ave. and the entirety of the ground floor retail at the Arias, a new development located at 1504th Ave. that consists of 95 residential units and four retail spaces totaling 6,300 s/f. Tenants that CPEX brought to 4th Ave. include L.A. Boxing, FasTracKids, a pediatric dental practice, Finest Cleaner, and Body Unique. Dinosaur BBQ also opened its doors on Union St. off of 4th Ave., and expects this Brooklyn location to be one of its most profitable. These tenants provide sorely needed services to the rapidly growing residential community on 4th Ave. and in Park Slope. CPEX continues to look to bring further amenities to Park Slope at 3654th Ave., better known as the Landmark Park Slope and developed by The Naftali Group, and 1964th Ave., both of which the CPEX New York retail leasing team is currently marketing for lease. Located in Park Slope, Landmark Park Slope is a newly developed 104-unit building with three commercial spaces available for lease on the ground floor. This includes 1,276 s/f of retail space on the northeast corner of 4th Ave. and 6th St., 1,461 s/f of retail along 4th Ave., and 639 s/f available for community use. The property is within walking distance of Atlantic Terminal and the Barclays Center, a few minutes from the new Whole Foods location, and two blocks from the highly trafficked 4th Ave./9th St. subway station, which recently underwent a $3million renovation and averages over 13,000 weekday riders. With a brand new glass façade and nearly a full block of frontage, the building's retail offers high visibility among numerous top retailers, restaurants, and corporate headquarters. 1964th Ave. offers up to 12,150 s/f of retail space between the ground and second floors, with 12-ft. high ceilings and 67.5 ft. of frontage between Degraw and Sackett Sts. "As retail continues to evolve on 4th Ave., we are excited to work on these unique properties and continue to bring quality tenants to this thriving corridor," said Condren. "We are already getting preliminary interest from a variety of uses that would enhance the diversity and caliber of services along this stretch of 4th Ave."
