Consolo, Aquino and Maglio of Prud. Douglas Elliman lease 4,000 s/f

The leasing team of Faith Hope Consolo, chairman, and Joseph Aquino, executive VP, along with Arthur Maglio, of Prudential Douglas Elliman's retail leasing and sales division, represented both the landlord and the tenant in the leasing of a regional counseling center for the U.S. Department of Veterans Affairs. The Harlem Veterans Center will open its outreach center in 4,000 s/f of space at 2279 Third Ave., situated at the southeast corner of 124th St. This location is part of a mixed-use development, The Bridges NYC, rising in East Harlem. "This government agency chose to relocate its offices to The Bridges not only for its cutting edge facilities, but also for its proximity to transportation," said Consolo. "The center's opening will further symbolize the changes that are taking place in this East Harlem neighborhood." "The Harlem Veterans Center will graciously service the millions of people who live in the greater New York area, so it is fitting that it will be centrally located by a myriad of mass transit lines," said Aquino. "The neighborhood is a rapidly growing commercial hub and between the increasing needs of visitors and tourists, there is a renewed demand for retail." "2279 Third Ave. is also right in the heart of Harlem's central business and government district," said Aquino. "The State Office Building, just a few blocks away, is home to many prestigious political offices." Nearby retailers include Pathmark, Children's Place, Motherhood Maternity, Bank of America, Footaction, Petland, RadioShack, Sleepy's and Gothic Cabinet.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
