Brooklyn, NY The Brooklyn retail leasing team at CPEX Real Estate has completed seven leases totaling17,000 s/f across the borough. The team leased a total of 17,150 s/f of ground floor commercial space at 73 Washington Ave. in Clinton Hill, 396 Atlantic Ave. in Boerum Hill, 319 3rd Ave. in the Gowanus, 673 5th Ave. in South Slope, 2048-2050 Flatbush Ave. in the Flatlands, 526 86th St. in Bay Ridge, and One Brooklyn Bridge in Brooklyn Bridge Park.
CPEX’s Brooklyn retail leasing team, consisting of managing director Ryan Condren, associate director George Danut and associate Keat Chew, represented the landlord in negotiating all seven lease transactions.
“As exemplified by these leases, demand for commercial space continues to be high throughout Brooklyn,” said Danut. “It is pleasing to see that the majority of these operators are service-oriented and hopefully will positively impact and serve the communities they are entering.”
73 Washington Ave., on the same block as the main entrance to Steiner Studios and the Brooklyn Navy Yard, is a newly renovated mixed-use building with 900 s/f of refurbished ground floor commercial space. The space has 12 ft. ceilings and 20 ft. of frontage, and will be occupied by Century Building Development.
396 Atlantic Ave., located between Bond and Hoyt Streets in Boerum Hill, offers 1,350 s/f of ground floor retail space with a 350 s/f backyard. The incoming tenant is Destination Chic Interiors, an interior showroom and retailer.
319 3rd Ave., located on a prominent corner just one block from Whole Foods, offers 1,800 s/f of ground level retail with a combined 110 ft. of frontage. The space was delivered in white box condition, and will be occupied by Brooklyn Roots Vets, a newly formed veterinary practice.
673 5th Ave., on the southeast corner of 5th Ave. and 20th St. in South Slope, is a three-story mixed-use building with 1,500 s/f of ground floor commercial space and a 1,200 s/f basement. The incoming tenant, BKLYN Clay, will provide clay-potting classes to the community.
2048-2050 Flatbush Ave. is part of a retail strip with over 150 ft. of frontage between Ave. P and Flatlands Ave. Professional Physical Therapy, a physical therapy practice already located in the building, is expanding its footprint to 4,000 s/f. Neighboring tenants include Telco Stores, Chase, Subway, PC Richards & Sons, Walgreens, and Rite Aid, among others.
526 86th St., located on the best retail block in Bay Ridge, features 2,400 s/f of column free space on the second floor. The incoming tenant is The MAX Challenge, a franchise of a fitness company with over 70 locations throughout New York, New Jersey, Florida, California, and Pennsylvania. This will be the company’s first Brooklyn establishment.
One Brooklyn Bridge, a luxury residential building with 438 apartments, will be home to the new ONE15 Brooklyn Marina restaurant. They will occupy approximately 5,000 s/f of ground floor space in connection with the New York Harbor’s first new marina in over two decades.
