Cohen of Eastern Consolidated reps owner in 2,023 s/f lease to Tarallucci e Vino

Eastern Consolidated and Neal Cabot Ohm have arranged a long-term, 2,023 s/f lease for Tarallucci e Vino at the base of 400 Park Ave. South, a new residential building in NoMad being developed by Toll Brothers City Living and Equity Residential. This will be the well-known Italian restaurant's fifth location in the city. The retail space, at the corner of East 28th St. and Park Ave. South, also includes 1,100 s/f of outdoor, property-lined seating and more than 40 ft. of frontage along East 28th St. Tarallucci e Vino -- founded by Abruzzese restaurateur Luca Di Pietro -- features a rare, evocative Italian dining experience with an artisanal menu that pairs with a list of wines by small-batch producers. Tarallucci e Vino offers breakfast, brunch, lunch, dinner, pastries, drinks, and coffee, and maintains four existing locations in Union Sq., Cooper Hewitt, the East Village, and on the Upper West Side. "Tarallucci e Vino and its acclaimed, authentic offerings are an ideal fit for this stunning new building rising in the heart of NoMad," said Brad Cohen, senior director for the retail leasing division at Eastern Consolidated, who represented ownership in the transaction. "The property's developers designed the retail space at 400 Park Ave. South and its incredible package of amenities to serve as an "extension of future residents' living rooms." With menu items offered throughout the entire day, this restaurant will be a convenient option for residents and the greater community." "The casual elegance of Tarallucci e Vino's bar and café culture will culminate in an architecturally significant space at 400 Park Ave. South, which is located steps away from the No. 6 subway line and benefits from great foot traffic," said Neal Ohm, owner of Neal Cabot Ohm, who represented the tenant. "The restaurant's growing presence throughout Manhattan is amplified by Tarallucci's carefully-selected seasonal menus made with sustainably grown, raised, and caught ingredients plus wonderful Italian wine selections. I look forward continuing to working with them as they also look to expand to the Upper East Side and Midtown." The angular, 40-story building at 400 Park Ave. South -- situated two blocks away from Madison Sq. Park -- was designed by the architect Christian de Portzamparc. Upon completion, the property will offer a mix of condominiums and rentals, complemented by a 15,000 s/f basement amenity space, theater, fitness center, and 60-ft. swimming pool.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
