Manhattan, NY GFP Real Estate said that Maybern, a financial technology company, has signed a long-term lease expansion at 10 Astor Place, more than doubling its footprint from 11,000 s/f to 30,000 s/f.

Under the lease, Maybern renewed its existing full-floor lease on the building’s third floor and expanded into the entire fourth floor. GFP Real Estate is fully renovating the fourth floor for Maybern, while the company’s existing third-floor space will remain unchanged. The long-term lease extends the company’s commitment at 10 Astor Place for more than 10 years.

Maybern initially relocated to 10 Astor Place in late 2024, leasing a full floor after outgrowing its previous offices in SoHo. The latest expansion reflects the company’s growth and continued investment in New York City.

Neith Stone of GFP Real Estate represented the landlord, alongside Rob Silver, Anthony Sciacca and Brittany Silver of Newmark. Jonathan Franzel and Leo Kone of Newmark represented the tenant.

“In today’s market, expansion tells a more meaningful story than relocation,” said Stone. “When an existing tenant more than doubles its footprint and commits for the long term, it’s a powerful vote of confidence. Tenants are drawn to boutique buildings like 10 Astor Place because they offer what new construction can’t replicate: enduring architecture, unmatched character and the kind of hands-on ownership today’s companies value.”

Originally built in 1876 by architect Griffith Thomas in the neo-Grecian style, 10 Astor Place encompasses 156,000 s/f across seven stories. The renovated building features a modernized lobby and loft-style office spaces with high ceilings, exposed brick, oversized arched windows and natural light. Located in NoHo, the property offers access to Astor Place, Washington Square Park, New York University and numerous transit options.

Multi-generational multifamily owners - who’s in and who’s out - by Shallini Mehra and Amit Doshi

Many long-time property owners are divesting from their rent stabilized properties at an increasingly rapid pace. This trend has gained momentum primarily due to the unyielding permanence of rent laws over the past six years and the increasing operating costs that continue to outstrip rent growth. In addition, the judiciary’s elongated timeline in processing evictions and tenant rent challenges,

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
