Cohen, Marks and Hernandez of TerraCRG retained to sell 55,051 s/f industrial property in Brooklyn

Brooklyn, NY TerraCRG has been retained exclusively to sell a large industrial property at 507 Osborn St. in Brownsville. Ofer Cohen, Dan Marks and Mike Hernandez are marketing the property. “Demand for commercial space of this size in Brooklyn has surged due to the reduction of commercially zoned areas in the borough. This property is in excellent condition and has a number of features that many businesses are looking for in an industrial property,” said Marks, partner at TerraCRG. “We expect strong interest from investors and commercial users from distribution, to warehousing, to manufacturing, to storage." The two-story, M1-1 zoned building contains approximately 55,051 s/f and benefits from over 290 ft. of frontage along Osborn Street. It features open layouts, three phase 400 amps 120/240-volt service throughout, two drive-ins, interior loading dock, office space and 13-foot ceilings on both levels. Both floors are accessible via the drive-in doors and one of the entry spaces can easily be converted into a 4-ft.-high internal loading dock. Recently, the building underwent extensive renovations which included a new boiler system, two new ramps and a new office. 507 Osborn St. is just a short distance from the 3 train at both the Rockaway Ave. and Junius St. subway stations, and the L train at the New Lots Avenue station. The property is also easily accessible via the B60 bus at Rockaway Ave.
