Clarion and Kaufman secure four leases - 47,400 s/f

New York, NY Clarion Partners, a leading real estate investment adviser that owns 100-104 Fifth Ave. on behalf of a commingled fund, along with The Kaufman Org., the exclusive leasing agent for the property, have secured four leases totaling 47,400 s/f at the Midtown South tower. Existing tenant DeVito/Verdi renewed and extended its lease and Net-a-Porter expanded its footprint within the building. Current sub-lessor, Arquitectonica and New Enterprise Associates join the roster of tenants which also includes industry leaders like Adobe Systems, Knewton and Apple. “100-104 Fifth Ave. has earned the distinction of being a ‘hub’ because it is a fully-renovated building and offers an attractive destination that caters to a wide-variety of companies; regardless of industry, the building’s loft-style layouts, central location and top-tier tech amenities have elevated the property, and tenants and prospects take notice,” said Margaret Egan, senior VP with Clarion Partners. “Securing tenants like New Enterprise Associates and Arquitectonica, while renewing and expanding existing leases for DeVito/Verdi and Net-a-Porter only strengthens 100-104 Fifth Ave.’s position as one of the premier locations in the Union Sq. area.” Although terms of the recent leases are undisclosed, Grant Greenspan, principal of Kaufman and Michael Kaufman, partner at Kaufman represented Clarion Partners; the four signed leases include: • DeVito/Verdi, an award winning full-service creative agency—and long-time tenant—renewed its 22,000 s/f lease to remain in its 16th and 17th floor spaces for an additional three years. Asking rent for the renewal was in the $90s per s/f. • Net-a-Porter, one of the world’s premier online luxury retailers with an award-winning website presented in the form of a fashion magazine, expanded its operations within the building by leasing an additional 10,500 square feet of space on the 10th floor. The growing company’s footprint spans two full-floor spaces on floors 11 and 12; the new space will accommodate additional staff. Asking rent for the expansion was in the high $70s-per-square-foot. Owen Hane of Cushman & Wakefield represented Net-a-Porter. • Arquitectonica, a renowned architecture company with offices in six countries and projects in 54 countries has signed a 10-year, 9,500 s/f lease for space on the sixth floor; the company has been subleasing space on the 10th floor and wanted to remain in the building. Asking rent for the space was in the high $70s per s/f; Michael Berman at CBRE represented Arquitectonica. • New Enterprise Associates (NEA), one the largest and active venture capital firms in the world, specializing in investing in technology and healthcare, signed a 10-year, 5,400 s/f lease for space on the 19th floor of the building – the tower floor space offers breathtaking views, a loft-style layout, high-ceilings, an abundance of natural light. Melissa Bazar and Remy Liebersohn of Cushman & Wakefield represented NEA; the asking rent was in the high $80s per s/f. Thus far in 2015, Clarion and Kaufman have been able to secure more than 77,000 s/f worth of leases at 100-104 Fifth Avenue – in March, Adobe Systems, signed a 10 year, 30,644 s/f lease for space across two floors in the building previously occupied by Yelp. The team is now marketing the last remaining space in the building; a pre-built, 9,500 s/f pre-built space on the fifth floor, which is available for immediate occupancy. The space features all glass offices, conference rooms, dedicated breakout areas and a modern kitchen pantry with an island layout; the center of the office offers large desks perfectly suited for bench seating. Centrally located in Union Square, 100-104 Fifth Ave. is a hub for creativity – the building is one of the most business friendly destinations in Midtown South. The property’s multiple telecommunications risers offers tenants the opportunity to choose from a number of top-tier internet providers like Verizon, Time Warner Cable, TW Telecom, Abovenet, Broadview, Level and Windstream. Aesthetically, the building’s common areas—the lobby, elevators and hallways—were renovated to better reflect the 24/7, vibrant neighborhood atmosphere. The property, which was certified Platinum by Wired NYC in 2014, also features a new state-of-art video and access control security and new HVAC system. 100-104 Fifth Ave., built in 1905, is a 17-story, 270,000 s/f building located in Midtown South’s Union Square neighborhood. The building features a mix of creative and new media companies, advertising and architectural firms, educational companies and financial firms. The property is in close proximity to a number of mass transportation options that provide tenants and visitors with easy access to-and-from other Manhattan neighborhoods, New Jersey, Brooklyn and Queens.
