Champion Real Estate Co. acquires 715-bed student housing for $65m

Syracuse, NY Champion Real Estate Co. acquired Campus Hill Apartments, a 267-unit, 715-bed student housing community with a central leasing office located at 1201 Harrison St. for $65 million. The property, which will be rebranded as Victory at Syracuse, is the company’s first student housing community in New York but its fifth student housing community purchase since 2021.

Victory House Syracuse, LLC, a subsidiary of Champion, will begin immediately on renovations to the 51-building portfolio. A short walk from Syracuse University, Victory at Syracuse will feature new paint, vinyl plank flooring, cabinetry, quartz countertops, stainless steel appliances and modern fixtures. It will be leased by the bedroom and all bedrooms will be fully furnished including televisions and Sonos soundbars.

“Occupancy at housing communities that support premier educational institutions like Syracuse University has never been greater as students want the full campus experience,” said Garrett Champion, executive vice president with Champion. “We will continue to make strategic student housing acquisitions at name brand universities with inherent demand including looking at new markets like Upstate New York.”

Ken Wellar and Douglas Sitt of Rittenhouse Realty represented Champion and the undislosed seller.
