Brookfield Properties' Third at Bankside has grand opening and resident move-in

Bronx, NY Brookfield Properties had the grand opening and resident move-ins at Third at Bankside, the first residential towers within its 4.3-acre mixed-use Bankside development. 

Located at 2401 3rd Ave., Third at Bankside consists of three towers ranging 17 to 25 stories and features 458-units, of which 134 units will be rent-stabilized. In addition to waterfront access through a brand-new publicly accessible park, Third at Bankside has a suite of indoor and outdoor amenities. 

“Opening the doors to residents at Third at Bankside marks an exciting milestone in our game-changing transformation of formerly underutilized land along the Harlem River into a thriving, waterfront development that provides a substantial supply of much needed mixed-income housing in the South Bronx,” said Ali Esmaeilzadeh, senior vice president of development, Brookfield Properties. “We are proud to be making this historic investment in the Bronx and contributing to the dynamic Mott Haven community.”

Bankside is Brookfield Properties’ $950 million, 4.3-acre mixed-use development along the waterfront in the South Bronx’s Mott Haven neighborhood. The master plan includes 1,379 apartments with sweeping views of Manhattan, Queens and the Bronx. The development will allow public access to Mott Haven’s waterfront for the first time in more than a century with the creation of a public waterfront park and promenade, as well as bring retail and community facility space to the neighborhood. Bankside represents one of the largest private investments ever undertaken in the Bronx. 

Designed by Hill West Architects, the entire Bankside development features seven towers that will be interconnected by low-rise elements spread across the two parcels. Each parcel will be composed of two distinct façade types, one primarily masonry and the other glass and metal, interwoven to reflect the neighborhood’s industrial history. The complex will be framed by a new public waterfront park and esplanade on the Harlem River shoreline, designed by MPFP. Encompassing more than 34,000 s/f, MPFP’s landscape design seeks to create a naturalized waterfront promenade that offers space for both passive and semi-active use. The development will also include approximately 13,000 s/f of community-based ground-floor retail.

Third at Bankside broke ground in 2019. Phase 2 - Lincoln at Bankside - topped out in November 2021. The 921-unit building will open in 2023. 

Thirty percent of Bankside units will be rent-restricted through the City’s Affordable New York program. The housing lottery for Third at Bankside is currently active.
